South Austin has a personality you don’t find in a lot of cities. It’s walkable where it counts, weird in the best way, close to the lake and the greenbelt, and still has pockets where you can find solid rental value if you know what you’re looking for.

What “South Austin” Actually Means for Renters
South Austin isn’t one neighborhood — it’s a collection of distinct areas that feel very different from each other. Knowing the difference helps you figure out what’s right for you.
South Congress (SoCo) is the heart of the South Austin experience. Close to Lady Bird Lake, walkable to restaurants and bars, and genuinely fun to live in. Rent is higher here, but specials on new builds can bring the effective price down significantly.
South Lamar (SoLa) runs parallel to SoCo and has its own vibe — slightly less touristy, more neighborhood-y, great coffee shops and food spots. Zilker Park and Barton Springs are right there. One of my favorite areas to place clients who want to actually use Austin’s outdoor scene.
Slaughter Lane corridor is where you start to get more space and more value. Newer construction, easier parking, quick access to the highway. If you’re price-conscious but want to stay south of the river, this is where I’d look first.
Near the airport / East Riverside — technically southeast, but worth mentioning. A lot of newer apartment buildings in this area have strong concessions right now, and the commute to downtown is easy.
What the South Austin Rental Market Looks Like Right Now
South Austin has seen a lot of new construction over the last few years, and that’s created real opportunity for renters. When supply goes up and leasing teams need to fill units, they offer move-in specials — and right now, I’m seeing some solid ones in this area.
What “solid” looks like:
- 1-bedrooms in the $1,200–$1,600 effective range (after specials applied) in South Lamar and Slaughter Lane
- 2-bedrooms in the $1,500–$2,000 effective range depending on how close you are to SoCo
- 6–10 weeks free is common on new builds right now
- Some communities are waiving application and admin fees ($200–$400 savings at move-in)
These numbers move constantly, so reach out to me for what’s current — but the direction is good right now for renters in South Austin.
What to Know Before You Start Looking
A few things that matter specifically in South Austin:
Walkability varies a lot by block. SoCo and SoLa are genuinely walkable. Slaughter Lane is a car neighborhood. Be clear with yourself about how much you want to drive before picking an area.
Parking is worth asking about. Older South Austin buildings sometimes have limited parking. If you have a car, confirm what’s included before you get excited about a listing.
Noise near the entertainment corridor. If you’re in the SoCo/SoLa corridor and close to the main strips, weekend nights can be lively. Not a dealbreaker for most people, but worth knowing.
Pet policies matter here. South Austin tends to be dog-friendly as a culture, and most newer buildings reflect that — but weight limits and breed restrictions vary widely. I’ll always confirm this for you before we tour.
