If you’ve heard the phrase “weeks free” and weren’t sure what it meant — you’re not alone. Austin apartment move-in specials are one of the best-kept secrets in the rental market, and most renters either don’t know they exist or don’t know how to find them.
I’m Taylor, a licensed apartment locator in Austin. Tracking down these deals is literally my job. Here’s everything you need to know.
What Are Apartment Move-In Specials?
Move-in specials are incentives that apartment communities offer to attract new renters. In Austin’s market, they’re especially common when a building has more available units than they’d like — which, right now, is happening a lot across the metro.
The most common types:
Weeks of free rent — This is the big one. A community might offer 6, 8, 10, or even 12 weeks of free rent on a new lease. That free period gets spread across your lease term, which lowers your effective monthly payment well below the listed price.
Waived application and admin fees — These fees typically run $200–$400 at move-in. Getting them waived means less cash out of pocket on day one.
Gift cards at move-in — Some communities offer $500–$1,500 gift cards (usually Visa or Amazon) when you sign. It’s essentially cash back on your first month.
Reduced security deposits — For qualified applicants, some buildings will cut the deposit requirement significantly.
These specials are real. They’re not bait-and-switch. But they do move fast.
How the Math Works
The most important thing to understand about weeks-free deals is how they affect your actual monthly cost.
Here’s the formula:
Effective monthly rent = (Listed rent × Lease months − Free weeks ÷ 4 × Listed rent) ÷ Lease months
Example: an apartment listed at $1,600/month with 8 weeks free on a 12-month lease.
- 8 weeks free = 2 months free
- You’re paying for 10 months, not 12
- Effective monthly rent = ($1,600 × 10) ÷ 12 = $1,333/month
That’s $267 less per month than the listed price, or about $3,200 in savings over the lease. Not nothing.
The longer the lease and the more weeks free, the bigger the savings. A 16-month lease with 12 weeks free can cut your effective rent by 20% or more.
Why Do Austin Apartments Offer These Deals?
Austin has seen a lot of new apartment construction over the past few years. When a lot of units hit the market at the same time, communities compete for renters. Offering move-in specials is how they fill units fast without permanently lowering their listed rent (which would affect their property valuation).
This is good news for renters — especially right now. There are deals in the market that genuinely weren’t available two or three years ago.
The catch: these specials aren’t always advertised publicly. Apartment communities often hold their best offers back and extend them to locators and their clients first. If you’re searching on Zillow or Apartments.com and you’re not seeing specials like these, that’s why.
Where the Best Specials Are Right Now
Deals are spread across the Austin metro, but I’m seeing the strongest concessions in a few areas:
North Austin / The Domain area — Lots of new construction here, and communities are competing hard for renters. 8–10 weeks free is common.
East Austin — Strong demand but also a lot of new supply. Good deals if you know where to look.
South Austin — The Slaughter Lane and South Lamar corridors have solid specials on newer buildings right now.
Cedar Park / Leander / Pflugerville — The suburbs tend to offer strong deals on 2-bedrooms in particular. If you’re open to a commute, you can get a lot more space for less.
These change constantly. What’s available today may be gone next week — and what looks slow now might have a great offer pop up tomorrow.
