If you’ve ever spent a Sunday afternoon clicking through Zillow listings only to find half of them are already leased — I get it. That’s exactly why I started doing this full time.

I’m Taylor, a licensed apartment locator based in Austin. My job is to find you a great place to live, get you the best deal available, and make the whole process way less painful than doing it on your own. And I do it completely free.

Not “free with a catch.” Just free.

Here’s how it works and why it beats searching on your own.

What Does an Apartment Locator Actually Do?

Think of me as a buyer’s agent, but for renters. You tell me what you need — budget, neighborhood, move-in date, must-haves — and I do the legwork: pulling up-to-date availability, comparing floor plans and pricing, flagging current specials, and making sure you’re not wasting time on places that won’t work.

I know which communities have solid management, which ones are running deals right now, and which ones to steer clear of. That local knowledge is hard to get from a listing site.

Once I narrow it down, I set up your tours, come with you if you want, and help you make sense of the lease before you sign anything. You get a real person in your corner — not an algorithm.

Why Is It Free for Renters?

This is the question I get most. Short answer: apartment communities pay me a referral fee when you sign a lease. It comes out of their marketing budget — the same budget they’d spend on advertising on Zillow or Apartments.com. You never see a bill from me, and there’s nothing added to your rent.

This model has been standard in the apartment industry for a long time, and it works because everyone wins. You get personalized help at no cost. The community gets a qualified renter. I get paid for connecting the two.

Your rent is the same whether you found the apartment yourself or came through me. Often it’s actually lower — because I know about specials that aren’t posted publicly.

How I Find Deals You Won’t See Online

Listing sites show you what communities want you to see. What they don’t always show: the negotiated specials that get offered to locators and their clients.

Right now in Austin, those deals often look like:

  • Weeks of free rent — sometimes 6–8 weeks on longer lease terms
  • Waived application and admin fees, which can run $200–$400 at move-in
  • Reduced deposits for qualified applicants
  • Access to units before they hit the general market

I’m in contact with leasing teams across Austin regularly. When a community has open units or needs to hit an occupancy goal, locators hear about it first. That’s how I bring you deals you genuinely can’t find scrolling Apartments.com at midnight.

The Austin Areas I Work In

I help clients all over the Austin metro, including:

Central Austin — Hyde Park, Brentwood, Mueller, North Loop, and in-town neighborhoods close to downtown

South Austin — South Congress, South Lamar, Slaughter Lane corridor, near the airport

East Austin — East Cesar Chavez, Manor Road, the MLK/Rosewood area

North Austin — The Domain, Arboretum, Pflugerville, Round Rock

West Austin / Lake Travis — Bee Cave, Lakeway, Steiner Ranch

Southwest Austin — Sunset Valley, Circle C, the Manchaca Road corridor

Cedar Park, Leander, Georgetown, Buda, Kyle — great options if you want more space or a lower price per square foot and don’t mind a short commute

Relocating from out of state? I do that a lot. I can send walkthrough videos and guide you through the whole process virtually.

Why This Beats Searching On Your Own

When you search Zillow or Apartments.com alone, you’re doing the work of comparing dozens of options, chasing availability, sitting through generic leasing tours, and trying to decode lease terms without any context.

When you work with me:

  • You get a curated shortlist based on your actual situation — not a generic algorithm
  • I know which listings are already gone before you waste time touring
  • I’ll flag anything weird in a lease that a first-time renter might miss
  • You have someone to text when you have questions — before, during, and after the search

Most of my clients go from first conversation to signed lease in two to three weeks. And again — it costs you nothing.

Ready to Start?

If you’re moving to Austin or looking for a new place in the next 30–90 days, shoot me a text and let’s figure out your options. I typically respond same day.

Text me at 972-754-7790 — just tell me your budget, target move-in date, and what part of town you’re looking at, and I’ll get to work.

Nothing to lose. Potentially weeks of free rent to gain.
