What “Near The Domain” Actually Covers
The Domain itself is a shopping and mixed-use district in North Austin along N. MoPac / Loop 1. But when renters say they want to be “near The Domain,” they usually mean a wider swath of North Austin:
North Burnet / The Domain proper — Right in the mix. Walking distance to The Domain’s restaurants, shops, and entertainment. Q2 Stadium (Austin FC’s home) is right here. Newer high-rise and mid-rise buildings dominate. This is the priciest submarket in the area.
Arboretum / Great Hills — Just west of The Domain, slightly more established and residential. A little quieter, still close to everything. Good mix of older and newer buildings.
Anderson Lane / Rundberg / North Lamar — South of The Domain, more price-accessible, with solid access north and south on MoPac and Lamar. This is where I find the best value-to-location ratio for North Austin renters.
North Austin / Parmer Lane corridor — Further north, near Apple and other tech campuses. More suburban feel, larger floor plans, good deals if you’re working in that area and don’t need to be downtown.
The North Austin Rental Market Right Now
North Austin has seen more new apartment construction than almost anywhere else in the city over the past several years. That supply has created real negotiating power for renters.
What I’m seeing right now:
- Strong concessions on newer buildings — 6–10 weeks free is common
- Waived admin and application fees on competitive buildings
- 1-bedrooms in the $1,300–$1,800 effective range after specials (listed prices are higher)
- 2-bedrooms with solid specials in the $1,700–$2,400 range
- Some buildings offering gift cards at signing on top of free weeks
The further north you go from The Domain, the more value you generally get. If you’re working on the tech campuses near Parmer or 183, you can often find significantly more space at a lower price per square foot than living right at The Domain.
Why People Love This Part of Austin
A few things that make North Austin a strong choice:
Job access. Apple, Amazon, Indeed, Oracle, and dozens of other tech employers are concentrated in this corridor. If you work at one of them, the commute can be genuinely short.
The Domain itself. It’s one of the better walkable mixed-use districts in Austin. Good restaurants, a Whole Foods, a movie theater, rooftop bars, and Austin FC games on match days. It’s an actual destination, not just a mall.
Highway access. MoPac, 183, and 35 are all accessible from North Austin, making it one of the easier areas to commute from if you need to move around the metro.
Newer construction. The buildings in this area tend to be well-appointed and modern. You’re generally getting newer appliances, better amenities, and more reliable management than in some of the older Austin submarkets.
What to Watch Out For
Traffic on MoPac. Southbound MoPac during morning rush hour is one of the worst commutes in the city. If you’re going downtown, factor that in.
Parking at The Domain. If you’re walking to The Domain for errands and dinner, it’s great. If you’re driving there, weekend parking can be a grind.
Price vs. value. The Domain-adjacent buildings command a premium because of the location. I’ll always show you what that same budget gets you one or two miles away — sometimes it’s a big difference.
