Cedar Park gets overlooked a lot by people moving to the Austin area because it doesn’t have the same name recognition as Austin proper. That’s their loss. For renters who want more space, lower prices, and access to some of the best suburban infrastructure in the region — Cedar Park is one of the strongest options in the metro.

Why Cedar Park Is Worth Considering
Let me give you the honest version.
You get more for your money. A dollar goes further in Cedar Park than it does in Austin proper. That means larger floor plans, more square footage, and often better amenities — at a lower monthly rate. If you’re comparing a 700 sq ft one-bedroom in central Austin to a 950 sq ft one-bedroom in Cedar Park at the same price, that’s a meaningful difference.
It’s not as far as people think. Cedar Park sits at the north end of the Austin metro, roughly 20–30 minutes from downtown depending on traffic and where exactly you are. If you’re working remotely or in North Austin, the commute can be minimal. If you’re going downtown daily, you’ll want to factor in rush hour — but a lot of my Cedar Park clients manage it fine.
The infrastructure is genuinely good. H-E-B, Target, Costco, solid restaurants, great parks, good schools if that matters to you. Cedar Park is a full-service suburb, not a bedroom community in the middle of nowhere.
It’s quiet. If you’ve lived in central Austin and you’re tired of the noise and the density, Cedar Park offers a meaningful reset.
What the Cedar Park Rental Market Looks Like
Cedar Park has seen steady apartment development over the past several years. There’s a healthy mix of newer communities and established properties, and the market is competitive enough right now that I’m consistently seeing real move-in deals.
What I’m seeing right now:
- 1-bedrooms in the $1,050–$1,350 effective range after specials
- 2-bedrooms in the $1,300–$1,800 effective range — this is one of the best submarkets in the metro for 2/2 value
- 6–8 weeks free on newer construction is common
- Reduced deposits for qualified applicants
- Some communities waiving application and admin fees entirely
If you’re relocating from a more expensive market and sticker shock on Austin rents is real, Cedar Park is where I’d start your search.
Neighborhoods Within Cedar Park
Cedar Park isn’t huge, but there are some distinctions worth knowing:
183A corridor — Running north-south through Cedar Park, this is the main artery. Most newer apartment communities are clustered near here for easy highway access. Good for commuters.
Whitestone / 1431 area — The main east-west corridor. Lots of retail, restaurants, and amenities. If walkability to everyday errands matters to you, look near here.
Brushy Creek / Twin Creeks — More residential and green. Great for people who want a quieter, more neighborhood feel. Some of the best parks in the area are out here.
Near the 183A toll road northern entrance — Close to Leander and the 183A terminus. Very convenient for people who commute to North Austin or work near the tech campuses on Parmer.
Cedar Park vs. Leander: What’s the Difference?
People often ask me this. They’re adjacent cities with a lot of overlap. Leander is generally a bit further north and more suburban, with slightly lower prices in some areas. Cedar Park feels a bit more established and has slightly more walkable retail options.
